The Director, Real Estate is accountable for collaborating with regional business leaders and E&PS staff to define and deploy regional Real Estate/property strategy. They are accountable for leading the regional team to serve as an active Business Solution Partner for key partners by establishing deep connections within regional leadership team and with country managers. This role participates in the development of organizational strategies to support the regional needs.

This role is responsible for all real estate activities in region and serves as the senior real estate contact for the region. Directs the regional team to translate business strategies into real estate strategies and ensure regional footprint strategies are integrated with the regional and global planning strategy and processes, including collaboration with appropriate members of E&PS. Leads the regional team to proactively develop and align Regional and Sector strategies to meet Operating Company and J&J enterprise needs.

Key relationships include Regional Planning Managers, Regional Transaction Managers, Lease Administration, J&J Affiliates and E&PS employees.

**Key Responsibilities**:
**Region and Local Customer Relationship Management (CRM)**:

- Actively engages in regional real estate portfolio pipeline management reviews to ensure decisions are made in advance of critical events
- Reports regional project status to stakeholders and business partners

**Portfolio Planning and Management**:

- Leads feasibility study development that evaluates viable alternatives and balances business needs with enterprise direction and affordability
- Leads the development and implementation of consistent and comprehensive real estate solutions that support enterprise growth
- Leads planning as functional specialist/leader with vision, while collaborating with the franchise and business leaders to develop roadmap/plan Real Estate strategies and portfolio optimization activities
- Leads property acquisition and disposition as executed by the regional Transactional leads and/or the RE Special projects lead - including reviewing statement of requirements by the business and real estate due diligence analysis, providing guidance on options, managing Letter of Intent, RFPs, leading all aspects of the negotiation of leases and purchase sale agreements
- Directs the selection and management of external service providers in the day-to-day management of the portfolio including new lease requirements, renewals, subletting, lease surrenders, restoration issues, credit control and other property matters. Collaborate with RE Services lead to this end
- Leads the regional team to serve as primary liaison for selection of real estate service providers for individual projects within the region; E&PS core team member; Consumer Health business leaders, facility site managers, corporate functional groups, and outside consultants to develop and implement strategies that meet local (site) and regional requirements and are consistent with established Worldwide Procedures and E&PS policy
