Unsere Kundin ist ein familiengeführtes Unternehmen (family office) mit einem eigenen, grossen Rendite-Liegenschaftsportfolio im Grossraum Zürich. Sie hat es sich zum Ziel gesetzt, das Portfolio zu entwickeln und weiter auszubauen. Es ist langfristig geplant, neue Entwicklungsprojekte in der Schweiz oder in einer zweiten Phase auch im Ausland (D, UK) zu realisieren.

Head of Development & Construction Real Estate % (m/w/d)

**Hauptaufgaben**:

- Analyse des bestehenden Portfolios, inkl. Entwicklung einer übergeordneten Liegenschaftsstrategie
- Projektverantwortung für kleine bis grosse Um
- und Neubauprojekte von der Potenzialanalyse bis zur Bauvollendung
- Verantwortung für alle Phasen im gesamten Projektzyklus von strategischer Planung und Vorstudien bis hin zur Projektierung und Realisierung
- Initiierung, Leitung und Überwachung von Architekturwettbewerben
- Evaluation, Beauftragung und Führung externer Auftragnehmer und Planer inkl. Durchführung von Ausschreibungen und Erarbeitung von Vergabeanträgen als auch Abnahmen
- Vertretung der Eigentümerinteressen in jeder Phase
- Regelmässiges internes Reporting sowie Erstellung der Abrechnung nach Projektfertigstellung
- Dialog und Verhandlungsführung mit Behörden und Trägern öffentlicher Belange
- Verantwortung für die Einhaltung der Kosten-, Termin
- und Qualitätsvorgaben
- Vorbereitung, Erarbeitung und Abschluss aller erforderlichen Planer-, Werk
- sowie sonstigen Verträge
- Management des laufenden Nachtrags
- und Vertragswesens

**Anforderungen**:

- Abgeschlossene bautechnische Ausbildung (z.B. Bauingenieur, Architekt FH/HTL) sowie idealerweise eine Weiterbildung im Immobilienmanagement / Betriebswirtschaft
- Fundierte, mehrjährige Erfahrung in der Entwicklung von komplexen Umbau
- und Neubauprojekten sowie umfassende Erfahrung in allen Leistungsphasen von der strategischen Planung bis hin zur Baufertigstellung, Projektsteuerung und Projektabwicklung, Termin
- und Kostensteuerung sowie der Qualitätssicherung, Vergabewesen und Dokumentation
- Gutes Verhandlungsgeschick und ausgeprägte kommunikative Fähigkeiten
- Ausgewiesene Kenntnisse im Werkvertragsrecht
- Verhandlungssichere Korrespondenz in Deutsch, Englisch von Vorteil
- Affinität für innovative Themen und herausfordernde Projekte
- Hands-on-Mentalität und Freude, in einem kleinen, effizienten Team zu agieren
- Selbständige, initiative und unternehmerisch denkende Persönlichkeit
