**REAL ESTATE ASSET MANAGER (H/F) à 100% en CDI**

En tant que **Real Estate Asset Manager**, vous assurerez la gestion opérationnelle et stratégique de portefeuilles immobiliers résidentiels et mixtes en Suisse romande, en particulier dans les cantons de Vaud et Genève, en veillant à l’optimisation des performances locatives, à la valorisation des actifs et à la coordination des partenaires, en lien étroit avec la stratégie définie en interne.

**Description des activités principales**:

- Mettre en œuvre la stratégie de valorisation des portefeuilles résidentiels et mixtes situés en Suisse romande, en particulier à Genève et Vaud (gestion des baux, travaux, positionnement des actifs, suivi budgétaire).
- Superviser la gestion déléguée aux régies : coordination des échanges, validation des reporting, suivi des incidents et contrôle des budgets d’exploitation.
- Assurer la bonne exploitation technique des immeubles : suivi des contrats de maintenance, gestion des sinistres, états locatifs et conformité réglementaire.
- Définir et piloter les stratégies de commercialisation des surfaces vacantes (résidentielles, bureaux, arcades, retail) en fonction du positionnement marché.
- Négocier les baux commerciaux (locations, renouvellements, transferts, avenants) en assurant la rentabilité et la cohérence stratégique.
- Gérer les relations avec les courtiers : attribution et pilotage des mandats, suivi des indicateurs de performance et évaluation régulière.
- Participer à l’élaboration des budgets d’exploitation et d’investissement (CAPEX/OPEX), en collaboration avec les départements finance et asset management.
- Contribuer à la valorisation des actifs via des projets de rénovation, transformation ou densification, en lien avec les objectifs de repositionnement.
- Produire un reporting structuré sur les indicateurs de performance du portefeuille (vacances, revenus locatifs, sinistres, travaux).
- Collaborer de manière transversale avec les départements internes (finance, juridique, technique, développement) et les partenaires externes.

**Compétences et profil**:

- Diplôme supérieur d’Administrateur de biens immobiliers ou Brevet fédéral de Gérant d’immeubles
- Expérience minimum de 10 ans dans la gestion d’actifs immobiliers (fonds, régies, foncières)
- Formation immobilière telle que IMMOCAPITAL un atout
- Expérience en négociation de baux commerciaux, gestion de portefeuille mixte et familiarisé à la gestion de courtiers, appels d’offres et stratégie de commercialisation
- Bonnes connaissances en finance et en comptabilité
- Bonne compréhension des états locatifs, budgets, valorisation locative et aspects contractuels
- Excellente maîtrise d’Excel et des outils de gestion immobilière (ImmoPac, outils BI un atout)
- Français courant, des connaissances en anglais et/ou allemand (écrit et oral) un atout
- Capacité à travailler de manière autonome tout en ayant un bon esprit d’équipe.
- Suisse ou permis de travail valable.
