At Helvetica, you will have the unique opportunity to build up the new Property Management division from scratch in an entrepreneurial working environment. Using your pronounced hands-on mentality and can-do attitude, you will build this area to the highest standards and then lead it. Through your outstanding expertise and passionate customer focus, you play a key role in the expansion of our value chain.
What will you do?
Responsible for the development and operation of the new Property Management department and implement the necessary processes, guidelines and structures Recruit and lead the Property Management team and implement property strategies and business plans Responsible for the preparation and monitoring of property budgets, the monitoring of payment transactions and the coordination between real estate and financial accounting Identify and realise property potentials together with Asset Management and continuously optimise the performance of the portfolio of properties Ensure sustainable rental income in line with the market, cost efficiency and minimum vacancy rates and, if necessary, take over the management or marketing of commercial properties In charge of selecting and managing external property managers and will represent the owners in their dealings with tenants, tradesmen, janitors and other service providers Support the development of property strategies, business plans and with the establishment of a multi-year investment plan Assist with due diligence in the context of real estate investments and support the planning and execution of construction projects Act as an interface between internal and external contacts and advise on matters relating to existing propertiesWhat experience do you need?
Completed a basic commercial, technical or business education, supplemented with further training in the real estate sector (e.g., Swiss certified real estate trustee or MAS Real Estate Management) Several years of professional experience in management and marketing of residential and commercial properties as well as management experience Very good knowledge in the areas of management and marketing as well as sound knowledge of regional laws and standards Possess an affinity for digital solutions in property management Conceptual and analytical in your thinking and are a team player with proactive communication skills Self-assertive, adept at negotiations, decisive and impress with your entrepreneurial, pragmatic and goal-oriented approach Impressive planning and organizational skills, know how to set priorities correctly and can delegate Excellent command of written and spoken German and have the advantage of additional foreign language skillsA brief word about us …
