Mission :

En tant que Project Manager, vous aurez pour mission la gestion opérationnelle des projets de construction et de rénovation des immeubles du fonds. Vous travaillerez en étroite collaboration et reporterez au Project Manager responsable pour garantir la bonne exécution des projets tout en respectant les délais, les budgets et les objectifs stratégiques du fonds, y compris la transition énergétique. Vous jouerez un rôle clé dans la mise en œuvre de projets de création de valeur et dans l'optimisation de la performance des immeubles du portefeuille.

Description des activités principales :

  • Gestion du portefeuille immobilier existant, avec un focus sur le maintien et l’optimisation du rendement financier des biens et des projets en cours.
  • Planification et supervision des projets de rénovations, transformations et nouvelles constructions, conformément à la stratégie du fonds.
  • Participation à l’élaboration du plan d’investissement à long terme.
  • Estimation des coûts travaux et évaluation des chiffrages des entreprises ou mandataires.
  • Préparation et gestion des dossiers d’appels d’offres pour les adjudications des groupements de mandataires en coordination avec l’équipe immobilière.
  • Adjudication des travaux et négociations avec les entrepreneurs, ainsi que le suivi des contrats d’entreprise.
  • Définition des concepts architecturaux, des standards de construction et des mesures d'intervention en collaboration avec les équipes internes.
  • Gestion des délais, des budgets d’investissement et du contrôle qualité sur l’ensemble des projets.
  • Réalisation d’études de faisabilité, de due diligence et de scénarios de valorisation foncière, que ce soit pour le portefeuille existant ou lors d’acquisitions potentielles.
  • Suivi et application des objectifs de la stratégie ESG interne, en particulier dans le cadre de la transition énergétique des immeubles.
  • Participation à l’élaboration et au suivi de la stratégie ESG du fonds.

Compétences et profil :

  • Formation supérieure en architecture, ingénierie ou équivalent (HES, EPFL, etc.) avec une spécialisation en immobilier (RICS, master IEI, ou similaire).
  • Expérience de 5 à 10 ans dans le développement de projets immobiliers en Suisse, idéalement dans la région lémanique.
  • Solides connaissances des réglementations cantonales et communales, ainsi que des normes techniques (SIA, KBOB, etc.).
  • Compétence en gestion de projet, avec une grande rigueur dans le respect des priorités et des délais.
  • Bonne compréhension des aspects financiers, techniques et juridiques de l’immobilier.
  • Capacité à travailler de manière autonome tout en ayant un bon esprit d’équipe.
  • Français courant, des connaissances en anglais et/ou allemand sont un atout.
  • Suisse ou permis de travail valable.
