We are looking for a Real Estate Portfolio Manager to join our team in Zurich. As a Real Estate Portfolio Manager, you are responsible for the management of a real estate portfolio of stores from our eight brands - it can also include offices, and warehouses - within a specific geographic area in Switzerland. You will be part of an ambitious team responsible for enabling long-term omni growth, by optimizing the existing store portfolio through targeted lease actions (for example renegotiations, rebuilds, and other investments) as well as identifying the best locations for new stores.

**Job Description**:
As Real Estate Portfolio Manager, you will manage the real estate portfolio of all H&M Group brands including:

- Negotiating and re-negotiating commercial and legal terms of lease agreements with landlords
- Defining the portfolio strategy by developing and maintaining the road map for your geographic area
- Ensuring full potential by optimizing store locations and store types (adding new stores and optimizing existing) in your geographic area, making sure that your portfolio is commercially competitive and financially resilient
- Recommending the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms, and present ready business cases for H&M Board approval
- Collaborating with internal functions, including store design team in Sweden to create best layout and space, as well as other departments, such as construction, facility management, merchandising, and legal to ensure the best possible deal for the H&M Group
- Being responsible for the full P&L optimization in your portfolio: driving long term optimization of absolute profit, sales and return of investment (ROI). To optimize ROI, you work closely with the construction department to drive the right investment levels

You will be based in the Support Office in Zurich and you will report to the Expansion Manager for Austria, Switzerland and Slovenia.

**Qualifications**:
You have a deep analytical capability with strong communication skills, and you create innovative ideas, delivering outstanding results in a fast-paced environment. You have experience from demanding roles with a focus on negotiations, financial analysis, and business strategy. The Real Estate Portfolio Manager is an important role within the company with management exposure, and to be successful you need to be a strong strategic negotiator with an ability to optimize each deal. You are flexible and happy to travel to within Switzerland for this role.

**Your expertise also includes**
- Experience in Real Estate, Leasing, Expansion or Portfolio Management
- Bachelor or Master’s degree in Business/Economics, Real Estate, Engineering, Law or equivalent
- Strong negotiation skills
- Retail experience and understanding is an asset
- Strong planning and executing skills with a “can-do attitude”
- Strong business mindset geared towards seeking opportunities
- Ability to prioritize according to where the most impact is created
- Ability to remain calm and positive in difficult situations and under pressure
- Being curious and feed the organization with new insights
- Enjoying teamwork
- Fluency in English and German is mandatory
