Notre cabinet de recrutement spécialisé en immobilier recherche un Asset Manager en immobilier à Lausanne au sein d'un fonds d'investissement avec plusieurs milliards d'actifs sous gestion en Suisse Romande.Missions :Analyse et gestion des projets immobiliers : Participer activement aux due diligences dans le cadre des acquisitions potentielles, analyser les baux et les charges d'exploitation, négocier les conditions des baux, et superviser la commercialisation des projets de développement immobilier.Contrôle budgétaire et alignement stratégique : Collaborer avec la hiérarchie pour l'établissement, le contrôle et le respect des budgets (loyers, entretien, vacance), en proposant des actions et solutions stratégiques adaptées à la gestion des actifs immobiliers.Optimisation des coûts et gestion des contrats : Recevoir, analyser et challenger les contrats de maintenance, exiger des comparatifs d'offres si nécessaire, et proposer des initiatives visant à optimiser le rendement en réduisant les coûts ou en augmentant les revenus.Mise à jour et contrôle des données : Garantir l'exactitude et la mise à jour des données dans les systèmes de gestion, y compris les tableaux d'état des travaux, les loyers, les EL et les rapports d'experts, en veillant à leur conformité avec les standards définis.Gestion des demandes et suivi des reportings : Assurer le traitement et le suivi des demandes émanant des régies, locataires, administrations et autres parties prenantes, tout en veillant à la réception et à l'analyse proactive des reportings vacants, contentieux, juridiques et sinistres.Collaboration interservices et projets de durabilité : Assurer une collaboration optimale avec les départements internes (Développement, Portfolio Management) et contribuer à la mise en œuvre de projets de durabilité, tout en participant à l'établissement des plans décennaux et à la gestion de la vacance et de l'entretien.Profil idéal :Formation académique de haut niveau : Titulaire d'un Master en Immobilier, Finance immobilière, ou d'un domaine connexe, avec une solide compréhension des enjeux économiques et financiers liés à la gestion d'actifs immobiliers.Expérience significative en régie immobilière : Expérience avérée dans la gestion immobilière, de préférence en régie, avec une bonne maîtrise des processus de gestion locative, des aspects juridiques des baux et de l'analyse des risques liés à l'exploitation des biens immobiliers.Connaissance approfondie du tissu économique local : Bonne compréhension du marché immobilier et du tissu économique de la Suisse romande, avec une capacité à analyser les tendances du marché et à ajuster les stratégies d'investissement en fonction de l'évolution du secteur.Compétences analytiques et gestion financière : Excellente capacité d'analyse financière, avec des compétences dans la gestion des budgets, l'analyse des performances des actifs, ainsi que dans la négociation des contrats et la gestion des projets d'optimisation.Capacité de communication et de collaboration : Aptitude à travailler en équipe, avec une forte capacité à communiquer efficacement avec différents interlocuteurs (internes et externes), à mener des négociations et à collaborer avec divers départements (finance, développement, etc.) pour assurer la réussite des projets immobiliers.#LI-Hybridundefined
