Job Description:
As Technical Director for our Geneva Headquarter you will manage and monitor all technical system related to the building utilities (heating, electricity, air conditioning, lighting and power) as well as technical maintenance and projects with third parties.
You will establish, control and manage preventive/corrective actions to ensure SGS employees and visitors a safe and health working environment.
Identify opportunities for improvement and responsible for new technical projects, including space planning, implementation, management of all phases including monitoring of all technical documentation procedure/standard/processes.
You will also coordinate logistics and resources of both internal and external resources to ensure proper handling of the maintenance, externalized services and technical building projects.
You will provide technical support to the SGS Pension Fund - Real estate committee in managing the buildings (12) owned by the Foundation in Geneva, Vaud and Fribourg cantons.
Main tasks:
- Maintain in a proper and safe condition of the building (approximative 12'000m2), plant, plant rooms, equipment, and front and back of house areas.
- Manage relation and operations of third party service provider ( including Reception, Mailroom, Cleaning, Security, Technician, Cafeteria, etc.)
- Establish and implement the "Safe and Sound" procedures such as the Fire, Life, Health, Safety and Security, Emergency and Standard Operating Procedures with support of Health & Safety Manager and in compliance with SGS Group standards.
- Ensure all work carried out for the building is in compliance with the relevant statutory requirements, regulations and codes.
- Perform "Emergency Response Team" duties as required.
- Directly oversee and control the activities of the FM Team under his/her supervision.
- Oversee the selection of engineering/services outsourced companies and services.
- Participate in the formulation of strategic business plans for the HQ.
- Develop and implement the preventative maintenance programs in accordance with SGS Group guidelines.
- Establish and manage the annual CapEX plan and budget for all aspects of Facility Management.
- Oversee the strategic direction of general projects related to the enhancement of the building. Project management covers the areas of planning, administration, implementation and evaluation of financial results of projects.
- Support the Financial Controller in the Building's overall financial performance; the annual budget process; the energy and cost consumption;
- Support the IT Service Desk Team in telecommunications upgrades and enhancements; annual maintenance of the contingency systems that support IT equipment and systems; and the annual testing and conformance of emergency power systems
- Support the Operations team on the training and demonstration of various systems such as the key system for guest rooms, audio visual equipment, lighting and temperature and control systems, etc.
- Participate in the Repairs and Maintenance, Project and Risk Management meetings as required.
- Conduct regular inspections of all front and back of house areas to ensure the quality and standards are maintained at the highest level.
- Ensure all drawings, manuals and documentation is updated as and when changes are made.
- Ensure all certifications, test reports, inspections and maintenance reports are properly stored and updated.
- Be fully conversant with all technical details of all plant and services relating to the HQ.
- Assist engineering personnel with technical advice and ensure standards are maintained.
- Prepare budgets, forecasts and cost allocations.
- Actively assist with energy conservation and control.
- Maintain contact with local authorities and Government Departments such as the Fire Service Department, Electrical and Mechanical Service Department, Water Supply Department, Building Ordinance Office, Drainage Department, Labour Department, Environmental Protection Department, to ensure that all requirements are being complied with and that assistance or advice will be readily available whenever required.
- Promotes and coordinates all requirements as per Fire, Life, Health, Safety and Security guidelines.
- Provide support to the Foundation Real Estate committee to manage the 150 mio CHF invested in 12 buildings in the Geneva, Vaud and Fribourg cantons.
Qualifications:
- Civil or maintenance engineer or equivalent
- French native and very good knowledge of English (written & spoken), German a plus
